Northeast & Northwest

The north side is punctuated with the United States Air Force Academy and one of the largest shopping complexes, Chapel Hills mall. Nor’wood, a 2,000 acre development, and Briargate, at over 10,000 acres, the largest community in the city, dominate the northeast area with a variety of home communities and business parks. Gleneagle is one of the larger communities at the north entrance to the Academy, which has essential service shopping and an 18-hole golf course.

The Northeast (N/E)
Up until about 30 years ago, this section of the city was mainly antelope and prairie grass, Academy Blvd was a dirt road. This area offers many neighborhood parks including Pulpit Rock Park and the north half of Palmer Park. The great Front Range views along with suburban affordability made this the 2002 fastest selling area in El Paso County and now with very few parcels remaining.

The northeast section is filled with a multitude of both well-established as well as newer neighborhoods. The terrain is typically hilly and most have spectacular mountain views and city lights. The newer neighborhoods such as Norwood are dappled with schools, parks, and trail systems. All these communities are very centrally located and convenient to most parts of the Springs. There still are some areas that offer some new construction.

Northwest (N/W)
This area is located just south of the Air Force Academy and west of Interstate 25 tucked up against the mountains is a wonderful community with lots of great areas, parks, hills, some trees, some horse property, and city views. The southern part of this section is close to Garden of the Gods Park, MCI, and several hi-tech businesses such as Intel. There are both newer and older subdivisions nearby which make for an easy commute. Rockrimmon with its rolling hills and dramatic bluffs saw most of its development in the late 70's and 80's. Its diverse housing includes apartments, town homes, and single family homes. Woodmen Valley which offers rural properties and upscale homes with larger lots. Pinecliff is tucked away to the south of Rockrimmon and is very much like it only smaller. Tucked up against the mountains are the newer neighborhoods of Peregrine, Mountain Shadows, Oak Hills and Pinon Valley. Over the years this area has experienced quite a bit of growth, the most dramatic being between 1960 & 1990. Apartments, town houses, as well as single-family homes make up the various rolling-hills and bluff subdivisions. Prices range depending on the location, views, size of lot, size of home and as always, the larger upscale house prices rise with the elevation and splendor of the views.
